Non-Refund Policy
Billing Periods. Featured Realtor listings are billed on a monthly or annual basis. Once a billing period begins, the fee for that period is non-refundable regardless of whether the listing is paused, modified, or voluntarily cancelled.
Paused Listings. If your listing is paused due to a compliance issue (expired license, non-response to leads, or other policy violation), you remain responsible for fees during the pause period. No refund or credit is issued for paused periods.
Cancellation. You may cancel your Featured listing at any time. Cancellation takes effect at the end of the current billing period. No prorated refund is issued for unused days in the current period.
Application Fees. There are no application fees. The non-refund policy applies only once a paid listing is activated.
Exceptions. Refunds may be issued at Spediak's sole discretion in cases of verified technical errors on Spediak's part that prevented your listing from being displayed. Requests must be submitted within 7 days of the issue.

Septic System Details
Pumping schedule: Most households should pump every 3–5 years. Larger households or smaller tanks: every 2–3 years. With only 1–2 people: every 5–7 years may be sufficient. Aerobic systems require maintenance contracts and inspection every 1–2 years. Signs of a failing system: slow drains throughout the house, gurgling sounds, sewage odors near the drain field, unusually green/lush grass over the drain field.
Polybutylene (PB) pipes were recalled and are prone to sudden failure. Many insurers charge higher premiums or deny coverage. Get a plumber to evaluate replacement.
Orangeburg drain pipe deteriorates over time and will eventually collapse. Get a sewer scope inspection and budget for replacement.
